The 6 Things That Count Most When Selling Your Home
Price
Price is of course always important. However, in a buyers market it is more important than ever to properly price your house. In a recent article I discussed the various reasons why you should Price It Right on day one. Please take a moment to review this article.
All you can do is ensure the price is reasonable and justifiable. This should ensure that buyers will consider your house. The price is actually decided by what a willing and able buyer will pay.

Saving Gas
We all know that gas continues to go up straining our budgets. In the real estate business we put a lot of miles on our vehicles showing buyers around, checking on listings, and delivering paperwork.
I have been spending somewhere between $400 and $600 per month this year on gas and I'm tired of paying that much for gas. The reality is that 90% of the time I'm in the vehicle by myself, not with clients.
Therefore, I have purchased a 2006 KIA to use in my business. I of course still have the huge realtor vehicle for when I need to drive around clients. But for the other 90% of the time I will be consuming a lot less gas.
So when you see me running around in my little blue KIA it's not because the real estate market continues to slow. It's because it is saving me money.
This is in keeping with a business principle I learned many years ago...It's not how much you make, it's how much you keep that counts.
My KIA will allow me to keep a little bit more of my hard earned dollars in my pockets.
Have you made any adjustments because of the high gas prices? If so, what are they? Leave your comments and let me know what you are doing.

Client Story - Sellers needing to sell within 90 days
Situation
I received a call from a couple needing to sell their home fast. The husband was a Deputy Sheriff in Nash County and had started a new job as a Police Officer in Knighdale, NC.
He had a deadline of when he had to relocate to Knightdale or he would risk losing his job. They had already listed with another Realtor for 6 months and the listing had expired with one showing.

Price it Right
Part of the reason so many houses here in the Rocky Mount area stay on the market for so long is that they are over priced.
There are many reasons why Realtors list homes that are over priced but that's not the topic of this post. I want to stick with the benefits of pricing your home correctly from day one.
